A standard combi boiler service takes 30 to 60 minutes for a competent Gas Safe engineer working on a modern unit in good condition. Anything shorter than that and the service is being rushed — anything significantly longer usually means a fault has been discovered. This guide covers what affects the time, what's actually happening during the visit, and how to prepare so the service is efficient.
Typical service times by boiler type
- Combi boiler: 30–45 minutes (most domestic services)
- System boiler: 45–60 minutes (extra time to access cylinder controls)
- Conventional / regular boiler: 45–60 minutes (cylinder, expansion tank, and feed tank to check)
- Combined service + CP12 landlord certificate: 60–75 minutes
- First-time service of an inherited unfamiliar boiler: Up to 90 minutes
If the engineer is in and out in 15 minutes, you didn't get a service — you got a visual inspection. A proper service involves removing the cabinet, checking internal components, running a flue gas analysis, and documenting the results. That cannot be done in less than half an hour.
What's happening during the visit
A standard service follows a defined procedure:
- Pre-service checks (5 min): visual inspection of the casing, the flue, and surrounding pipework. The engineer notes any obvious issues before opening the boiler.
- Cabinet removal (2 min): the front and side panels come off to expose the internal components.
- Component inspection (10 min): heat exchanger checked for soot, scale, or damage. Burner is removed, cleaned, and inspected. Ignition electrodes are checked and adjusted. Condensate trap is removed and cleaned.
- Gas pressure tests (5 min): standing and working gas pressures measured against the manufacturer's specification.
- Flue gas analysis (5 min): a calibrated analyser is inserted into the flue to measure the CO/CO2 ratio in the combustion gases. This is the single most important safety check.
- System checks (5 min): system pressure, expansion vessel charge pressure, magnetic filter (if fitted) is emptied and inspected.
- Reassembly and test (5 min): boiler put back together, fired up, and watched through a full heating and hot water cycle.
- Paperwork (3 min): service record completed showing analyser readings, operating pressures, and confirmation that the unit is safe.
What makes a service take longer
Several factors push the visit beyond the standard hour:
- Awkward boiler location. Boilers fitted in tight cupboards, lofts, or boxed-in alcoves take longer to access. Move stored items out of the way before the engineer arrives.
- First service after install change. If the boiler was moved or any pipework altered since the last service, the engineer will spend longer verifying the changes.
- Fault discovery. If the analyser readings come back marginal, or pressure tests fail, the engineer needs to diagnose. This isn't part of the service and may be quoted separately.
- Older boilers (10+ years). Components take longer to inspect, parts are more likely to need attention, and burners need more thorough cleaning.
- Combined service plus CP12. Adds 10–15 minutes for the formal landlord paperwork.
- Combined service plus radiator balancing or system flush check. Add 30–60 minutes — these aren't part of a standard service.
What you can do to prepare
A few minutes of preparation makes the visit faster and easier:
- Clear access to the boiler. Empty the cupboard if it's a cupboard boiler.
- Make sure the engineer can reach the outside flue terminal if it needs inspecting.
- Have your previous service record or warranty paperwork to hand.
- Note any recent symptoms — strange noises, intermittent hot water, pressure drops — so the engineer can investigate during the visit.
- Ensure someone over 18 is at home for the duration of the visit. Gas Safe regulations require a responsible adult present.
- Move pets to a separate room. Boiler servicing involves opening live gas appliances — distractions can be safety-critical.
Does it take longer in winter?
Not really. The service itself is the same length whatever the season. What changes is the lead time — booking in November to February typically means waiting two to four weeks for an appointment in Peterborough. After the service
